Hadi Center and El Bajondillo
Hadi Center stands on the seafront in El Bajondillo, beside the promenade and close to Hotel Meliá. This urban beach is over one kilometre long and lies between La Carihuela and Playamar. The area combines permanent homes, second residences, hotels, restaurants and seasonal tourism.
The sea is close, but buyers should also understand the connection with the town centre. Several streets, stairways and the steep Cuesta del Tajo lead uphill, and there is a municipal lift. If gradients or accessibility matter to you, try the route in person rather than relying on the distance shown on a map.
We recommend visiting in the morning, later in the day and at a weekend. This gives a more realistic view of traffic, noise, parking, seasonal activity and the amount of natural light inside the property.
A building with very different types of homes
Arcasas' historic listing dates the building to 1986. That particular property was a 162 m² duplex arranged over two floors, with four bedrooms, terraces and parking. It shows one type of home found in Hadi Center, but it does not describe every property in the building.
The same listing mentioned a lift, entrance hall, gardens and communal pool. This information relates to a property marketed several years ago. When a new home becomes available, we will confirm which facilities are operating, the rights attached to the property and any restrictions agreed by the owners' association.
Floor area, layout and views can vary considerably from one home to another. We therefore do not present a generic description as though every apartment were the same. Each listing will be documented using its registered details, annexes and actual condition.
The refurbishment reported in 2025
In December 2025, Área Costa del Sol reported works at Hadi Center with a total budget of €1,029,353 and a €676,800 grant under the Ecoviviendas programme. The report described work on façade elements and thermal insulation.
The published project also included an aerothermal hot-water system and photovoltaic panels for shared self-consumption on the roof. These improvements may be significant, but a news report is not a substitute for the owners' association records.
A buyer should request meeting minutes, certificates, warranties, the allocation of costs and details of any outstanding amounts. It is also worth confirming which systems serve the whole building and which relate only to specific common elements.
What to check before buying in Hadi Center
A viewing is only part of the decision. Before signing a reservation or deposit agreement, check at least the following:
- Land Registry extract, registered floor area and consistency with the Cadastre and the physical property.
- Regular community fees, approved special assessments, outstanding debts and recent owners' meeting minutes.
- Documents for the refurbishment, completed works and any payments that may remain outstanding.
- Exact legal title to parking, storage or other annexes; their presence in an advert is not enough.
- Orientation, solar protection, windows, air conditioning, ventilation and signs of damp or salt exposure.
- Community statutes and rules, especially if you intend to use the home for holiday lets or carry out major works.
How to decide whether it suits you
A home beside the promenade puts the beach within a short walk and makes it easy to move along the coast without a car. The seafront location also means terraces, window frames, railings and outdoor equipment need careful maintenance.
Orientation and floor level can matter as much as floor area. Two homes in the same building may feel very different because of their views, hours of sunlight, exposure to wind and position relative to the communal areas.
There is no universal answer as to whether Hadi Center is better for year-round living or as a second home. It depends on the individual property, community budget and how you use the area. Compare those details before making a decision based on the view alone.
Common questions about Hadi Center
Are there any properties currently for sale in Hadi Center?
We do not currently have an active property confirmed as being in Hadi Center. The alert form allows us to contact you when a verified listing in the building becomes available.
Do all homes have a terrace, parking and sea views?
This should not be assumed. A historic listing had those features, but each home may occupy a different position and have different annexes. We will check the documents and the individual property during a viewing.
Has the building refurbishment been completed?
The information published in December 2025 describes funded works that had been carried out. Before a purchase, we will request up-to-date owners' association documents, warranties and details of any remaining financial obligations.

What affects a Hadi Center valuation
A valuation here should not rely solely on an average price per square metre for Torremolinos. Comparable properties need to be genuinely similar, with adjustments for:
- Floor level, orientation, views and usable terrace area.
- Layout, verified floor area and realistic scope for alteration.
- Interior condition, windows, services and energy efficiency.
- Registered parking and annexes, plus regular and extraordinary community costs.
- Recent building works and the documents available to explain their scope to a buyer.
